Exclusive Buyer's Agents (EBA's) never take listings and never represent sellers. The traditional real estate company works with both sellers and buyers.
When the traditional firm works with both the seller and buyer in the same transaction, this is an inherent conflict of interest called dual agency that can cost home buyers $1,000's and less than favorable terms. When the buyer accepts dual agency, they lose the right to have their agent promote and protect their best interest.
An Exclusive Buyer Agent (EBA) never represents sellers and therefore, the home buyer is guaranteed representation and will never place themselves or their realtor in this conflict of interest. Further, an EBA can never steer you towards company inventory and double dip you, or the commission.
